1-8 Capitol Way Planning Application submitted

Planning application for an exciting redevelopment of 1-8 Capitol Way, Colindale has been submitted to Brent Council for approval. Following the success of the development TNQ, Royal London and NEAT Developments now propose to redevelop neighbouring site 1-8 Capitol Way, turning a disused warehouse site into quality homes and modern commercial space for the local community.

1-8 Capitol Way is the second joint development by Royal London and NEAT. The proposal presents an innovative, mixed-use work and live development providing new homes and jobs, enhancing local vitality. The development will deliver 414 new 1, 2 and 3 bedroom homes in a mixture of apartments and mews style houses, as well as 45,000 sq. ft. of commercial space.

Joe Crawley, M.D. of NEAT, commented: “Following positive feedback from key stakeholders including the public consultation, we have submitted our proposal for the redevelopment of 1-8 Capitol Way. In its current state, the site offers little benefit to the local area, whereas our development will bring well designed homes and generous amenity spaces, in addition to the exciting commercial space for new and growing companies.”

The commercial offering of 45,000 sq.ft. features a business hub consisting of co-working space, working studios and offices offering an exciting opportunity for SME businesses, start-ups and local entrepreneurs. The business hub aims to enhance the legacy of employment on the site, providing flexible workspace for the current and future generations of innovators, entrepreneurs and businesses. In addition to the commercial space, 1-8 Capitol Way will also offer amenities such as a gym, concierge, secure car & bicycle parking, a café to serve the community, and also a new bus stop on Capitol Way.

Redevelopment of 1-8 Capitol Way will deliver much needed housing and continue the transformation of the area identified by Brent council as one of four ‘Corridors of Change’. The Edgware Road is undergoing extensive regeneration to create high quality developments, local services, improved transport and access to enhance green space and leisure facilities over the next 10 years.
